Roofing
Highly insulated roof section, crafted using 60mm - 95mm thick foam, steel backed insulated panels. The expoxy resin coating on this steel roof panel protects it from the elements and is completely maintenance-free. This roof section is incredibly strong and able to easily hold the weight of the solar panel and sedum roof options.Locks & Catches
Each door and window is lockable using high-security industry-standard and insurance compliant fittings.Door & Window Framing
Elevated doors and windows with acoustic laminated glass is found as standard on the X1. Choose from a 3.8m aluminium sliding dual panel door, aluminium bifold door or aluminium French combi door as standard. For windows, a 800mm corner window and panoramic lozenge window are both included in the building price.Flooring
The sub-floors of our garden rooms are engineered to sit clear of the ground to allow air to circulate and remove any risk of rising damp.Guttering

Payment Schedule & Finance Options
£300 Holding Deposit
Due: At any early stage of your planning
Your £300 holding deposit secures your installation date and locks in your quoted price for 1 year from the date the order is placed. It’s fully changeable and refundable up until 12 weeks before your installation date – giving you complete peace of mind while you finalise your plans.
30% Building Deposit
Due: 12 weeks before installation, and then another at 6 weeks before
We require a 30% payment at 12 weeks to ensure the made-to-order materials for you X1 are ordered. This step ensures everything is ready and on track for your scheduled installation date. No further changes can be made after this payment has been taken. Then, 6 weeks prior to installation, another 30% payment is due, which sends your building into production.
30% of Remaining Balance
Due: On the final day of initial construction
It typically takes 7–15 days to install your garden room. On the final day of this initial construction phase, we require 30% of the remaining balance. This payment confirms completion of the main building structure and allows us to proceed with the finishing touches, such as electrics.
Final Remaining Balance
Due: On full building completion
After the main structure is installed, final works such as electrics, plastering, and any optional extras will be completed. Once these finishing touches are done, the remaining balance is due. At this point, your 20-year guarantee is also activated, giving you complete peace of mind.
Finance Option
Green Retreats now offer flexible finance options on all garden room products. Whether you’re looking for a garden gym, office or studio space, our finance options allow you to explore the options of spreading the cost of your garden room over between 3 and 10 years in monthly instalments.

Highly insulated wall section, crafted using 80mm thick foam steel backed insulated panels, clad in stylish metal panels.
The internal 95mm cavity for electrics is filled with eco-friendly rockwool insulation, creating a double thickness of insulation to wrap around the building. The u-Value for this wall section is a staggering 0.14.

Rising damp is eliminated by raising the steel panels off the floor, leaving an air gap that helps keep the building warm by reducing cold bridging from the natural ground underneath.

Can’t beat a Green Retreat!
We cannot recommend Green Retreats highly enough, compare their offer to anyone else and I think they will win the day. The finished result is a garden room of class and something to be proud of. Value is what you get as an overall package and experience, not what just the price tag states.
